Dear reader, if you are interested in starting a business in Germany, developing and drafting a business plan, registering a legal entity, maintaining it, and providing an address for such an entity, in this publication we will discuss different types of businesses, how to start, where to go, and how to operate as a businessperson in this country.
Opening a business in Germany is not that difficult, considering that it is one of the leading EU countries with a very reliable and stable economy, which grows every year. The demand for housing exceeds the supply, and housing construction cannot keep up with consumer appetites.
Usually, clients come to us from Ukraine, Russia, Kazakhstan, Moldova, Armenia, Belarus, and other CIS countries, but there are also cases where clients come from the USA, Canada, UAE, and EU countries.
The first thing we want to draw your attention to when asking this question is: what kind of business do you, dear reader, want to open in Germany? Why do I ask this? If you have a ready business plan, market analysis, and repayment plan, then we can talk about registering an LLC in Germany and starting the business process. But if you are only at the stage of searching for ideas, there are several options to consider:
We would like to point out right away that we already have successful ready-made stores in Germany available for purchase, though there are not many, about three, and they are all in the automotive sector, which is always in demand, as is the food sector.
It is worth starting by finding good partners who can help with:
Our company provides all these services at the highest level. We mainly operate in Frankfurt am Main and its surroundings, but depending on the wishes and capabilities of our clients, we can offer assistance and proper support across the country.
If we are talking about these types of businesses, we can also offer ready-made solutions, namely:
It should be noted that these types of businesses can be quite profitable, sometimes very profitable, especially when compared to rental property, which offers lower profitability but almost no risk, hence it’s called a risk-free business.
If you have EUR 500k or more, we highly recommend considering this kind of business, though it’s more of an investment than a business from the client’s point of view, but with very good returns. You won’t need to manage anything yourself.
So, we present to you this type of business: biogas plants in Germany.
What advantages do these plants have over commercial real estate:
As an example, we offer a biogas plant in Germany that we received for sale this week (09.12.2019).
An innovative investment in Germany, an alternative energy object.
Investment project. Biogas plant. Germany
Biogas plant with 1 co-generator with 600 kW capacity and 1 Flex co-generator with 900 kW capacity. Germany
Location: Western Germany
Land plot: Included in the object price and will be owned by the buyer
Project: The project is implemented in the form of a GmbH
The existing biogas plant (the so-called co-generator) was commissioned in May 2010. In 2018, EUR 1.4 million was invested in upgrading the plant. These investments ensured a complete modernization of the plant and the installation of an additional Flex co-generator. The investment amount of EUR 1.4 million is included in the total cost of the object. The plant meets the latest technical requirements and has the potential for expansion and further efficiency improvement.
Equipment: The biogas plant includes: 1 primary fermenter, 1 secondary fermenter (post-fermentation tank), 1 sludge storage tank, and 4 silage bunkers
Co-generator 1 – 600 kW. Type MWM TCG 2016 V12C Flex co-generator – 900 kW. Type GE Jenbacher JMS 412 GS-B.LL
The biogas plant produces biomethane gas, which serves as fuel for the co-generators (BHKW). The co-generators produce electricity and heat. Electricity is supplied to the German grid and paid for under the EEG law. These conditions remain in effect until 2030. The heat is supplied to a well-known metalworking company operating worldwide. The contract is valid for 10 years.
Raw materials: Raw materials used include cattle manure, pig manure, maize silage, and grass silage.
Long-term contracts are signed with suppliers for the entire volume of raw materials.
Capacity: 4.993.000 kWh of electricity
1.900.000 kWh of heat
Thanks to the completed modernization and increased plant capacity, the following revenues are planned for 2020 based on 2019 performance:
Annual revenue: approximately EUR 992,800 from electricity sales approximately EUR 97,600 Flex premium for the co-generator approximately EUR 76,800 from heat sales
Total annual revenue: approximately EUR 1,167,200 before expenses
Annual expenses: approximately EUR 488,400 including: raw material costs, disposal costs, and electricity costs for own needs, approximately EUR 294,900 including maintenance, technical and biological services, all insurances, planned repairs, and other expenses
Net income: approximately EUR 383,900
Total price: EUR 2,250,000
Profitability: approximately 17.06% before taxes and amortization
Biogas plant represents a small heat power station with a motor that runs on biogas. The motor drives an electric generator, which in turn produces electricity. Moreover, during the operation of the motor (through cooling and heat recovery from exhaust gases using a heat exchanger), water is heated, which is used for heating buildings and structures.
Simultaneous generation of electricity and heat (cogeneration) allows the so-called cogeneration unit to achieve significant efficiency, which depending on the technology ranges from 85% to 95%.
Heat power stations (cogenerators) of this type are usually located in close proximity to the end consumers. This eliminates energy losses during its transportation, which additionally increases the profitability of using biogas in this energy production and consumption scheme.
Combined heat and power plants running on biogas are very reliable and durable. This technology has been used in Germany for many years and has proven itself well.
Brief information on the sale and operation of the plant
The biogas plant was manufactured and installed by a large German concern that has been working on such alternative energy projects for many years. After the sale, a specialized firm for the operation of biogas plants will take full management of the object.
The plant itself and all the already signed long-term contracts (for technical maintenance, raw material supply, heat and electricity sales, insurance, etc.) belong to a GmbH specially organized for this purpose. Simultaneously with the notarization of the purchase of the GmbH, a long-term contract for the management of the biogas plant will also be notarized.
As you can see, this is a very good investment, with the income from which you can engage in other types of businesses.
Let’s consider such a business as leasing office and retail spaces, as well as residential houses and packages of investment apartments.
The first thing that was mentioned at the beginning of this article is construction companies in Germany as a type of successful business. All this is due to the constant housing shortage in Germany, the growth of its population, and the inability of construction companies to keep up with the demand for housing. For this reason, if you have experience, knowledge, and the desire to engage in construction, we invite you to consider:
Alternatively, register or purchase a legal entity in Germany and engage in construction in this stable country, where you will definitely and guaranteed receive good profits with a reasonable approach.
If you want to receive more passive income and not bother too much with construction, you can purchase commercial real estate in Germany or Austria, hire or not hire a management company, and receive your passive, though not as high as with more risky active business, income. Do not forget about capitalization, which also plays a significant role in the case of selling the property or planning to sell it.
We can also offer a risk-free type of business with a good profitability rate in Austria (20%-30%). This includes attic floor renovation, re-planning, and subsequent sale. We have good development companies (contractors), and finding an object is not a problem. Everything depends on the wishes of the investor or businessman!
Contact us, we are always happy to serve our reputable clients!
