A large specialized clinic is offered for sale. The clinic is being sold with a land plot of 16,760 m² and 72 parking spaces. The clinic consists of a complex of buildings with a total area of 8,121 m². It has 130 separate rooms with a total of 140 beds. In 1996, this clinic was converted from a municipal to a private rehabilitation clinic. By the end of 1997, a complete renovation of all buildings was completed, with the installation of the most modern equipment. The property is owned by two owners. Since 1993, the clinic has been managed by a German management company, which in turn leases the clinic from the owners. The clinic is known for its good income and high operational stability. Main payments are 95% from state pension insurance funds and 5% from state health insurance funds. Long-term agreements with these funds are in place for patient services. Between 2007 and 2010, the average annual profit for the owners was €1.0 million. From 2011 to 2015, the profit is expected to increase from €1.10 million in 2011 to €1.35 million in 2015. In 2010, the clinic’s turnover was €4.65 million. By 2014, the turnover is planned to increase to €5.5 million. Relevant data will be updated upon interest. One of the owners is also a co-founder of the management company. As this owner has decided to step back due to age, the decision was made to sell the clinic and transfer management to another management company. Currently, a tender is being conducted among management companies. Preliminary agreements are already in place, under which the new management company is prepared to pay a rent of €1.25 million per year starting January 1, 2012. Considering the anticipated development, the rent level is expected to reach €1.313 million per year from the 5th year, €1.38 million per year from the 10th year, and €1.451 million per year from the 15th year. The clinic’s main specialization today is the comprehensive treatment of diseases that are primary causes of early retirement. According to German health insurance statistics, the number of such diseases has more than doubled since the mid-1990s and this trend continues. According to German law, the cost of such treatment is covered by state health and pension insurance companies. This means that the return on investment in this healthcare sector is almost guaranteed by the state. Currently, there is a clear trend towards consolidation and merging in the German healthcare sector. To enhance competitiveness, the decision was made to transfer the management of the clinic to a large company managing a group of clinics. Given the size, level, and creditworthiness of the selected management company, the clinic's lease is anticipated to be stable and promising for many years.
