Description

The plot of 10,000 m² is located on the outskirts of a small town in central western Germany. Most of the plot is vacant and can be developed according to the new owner's preference (see plot layout plan). Currently, the plot includes a residential building, a modern gas station with a spacious store and service bay, a warehouse (18 m x 10 m), a stable (not in use), and a large forested area. The residential building has two apartments of 160 m² each and a ground floor of 160 m². The apartments are rented out at €1,150/month. The gas station has been at this location for over 50 years and operates very successfully. In 2009, the gas station underwent a comprehensive modernization. The store at the gas station includes a small bistro where customers can enjoy a meal, a cup of coffee, and freshly baked goods made on-site. The gas station is equipped with a cash terminal, which significantly reduces staff costs during evening and night hours. The cash terminal allows for 24/7 sale of gasoline and diesel, including on weekends and holidays. Installed security cameras enable round-the-clock monitoring of the premises and store from any computer or phone. In addition to the owner, eight staff members work at the gas station. Currently, the consolidated income from the gas station and the rental of the two apartments amounts to approximately €140,000 per year. The sale of the property is not urgent or forced. The current owner is willing to act as a manager at the buyer's request. Given the high traffic at the gas station and the busy small bistro, it seems rational to build a fast-food restaurant such as McDonald’s or Burger King on the vacant part of the plot. Since it will be a standalone building, not located in a residential area, there is also the possibility of establishing a club, disco, restaurant with live music, or other business according to the new owner’s preference.
